The former Sears distribution centre in Saint-Laurent was converted into a multi-tenant industrial building including manufacturing, distribution, and office tenants as well as a rooftop greenhouse. The existing building was built in many stages starting in 1976 and ranged from one to 4 storeys in height.
The project included the demolition of 2 wings of the building and new construction in 3 areas, as well as major interior renovations.
Major challenges included modifying the seismic bracing of parts of the building, reinforcing floors, creating safe exit paths by way of alternative measures for the building code, and meeting municipal requirements related to the aesthetics of the building and the landscaping of the site. Sprinkler, HVAC and Electrical upgrades were integral to the project, as was the design of new office areas.
