Working with the construction company LORACON, GKC Architecture & Design is leading the challenge of transforming contaminated land into a responsible, sustainable industrial park by 2030.  As development consultants and architects, we bring our expertise to maximize the flexibility of the layout for our client and future tenants. By integrating ESG+R (environmental, social, governance, and resilience) principles, 40NetZero not only meets the needs of companies and investors focused on reducing their environmental impact, but it also offers the quality, flexibility, and operational and logistical efficiency essential to their success.

To optimize energy efficiency and mitigate heat islands, the campus incorporates solar shelters for vehicles and white roofs on buildings. The parking lots and roads are constructed from recycled crushed concrete, which helps to lower CO2 emissions. The lighting is powered by solar energy, contributing to a minimal energy footprint. The project also prioritizes biodiversity conservation by incorporating abundant vegetation to support pollination, anti-glare glass to prevent bird collisions, and vegetated drainage ditches to manage rainwater.

The central pavilion spans two floors and covers 15,000 sq. ft., aiming to support the physical and mental well-being of employees. It offers a versatile space for work, relaxation, socializing, and learning, with specially designed facilities and services to promote individual and collective balance. The north-south street axis connects Henri Bourassa Boulevard to the metropolitan highway, promoting connectivity and accessibility and encouraging active mobility with planted sidewalks and a multifunctional trail.
