Major renovation of a 1980’s era 4-storey office building above a major regional shopping mall of 2 floors.
The office building’s single tenant moved out allowing for aesthetic and code related upgrades in preparation for new tenants.
The existing tenant finishes were completely gutted bringing the structure back to a base building. The fire-rating of the floors was upgraded as well as the levelling of the floors in preparation for new finishes. Long-standing problems with the glass and aluminum curtain wall were also addressed.
The main entrance, which doubles as a mall access, was redesigned with more contemporary materials and the ground floor elevator lobby was completely redesigned and separated from the mall. In addition, the elevator lobbies and the public restrooms on all floors were redesigned to, successfully, attract new tenants.
