Bluebird partnered with GKC Architecture & Design to develop a new self-storage facility in Laval in support of its continued expansion and growing storage capacity. Spanning more than 118,000 sq. ft. across three storeys and a basement level, the project was designed to maximize a strategically located site along Highway 440 while translating the brand's identity into the building's architectural expression.

Working with the Site Geometry

Bordered by an exit ramp from Highway 440, the site presented an irregular geometry and significant siting constraints. Rather than treating these conditions as limitations, the design embraces them as a defining element of the project. The building's angled form emerges directly from the site's configuration and required setbacks, optimizing site occupancy while creating a distinctive architectural presence.

This unique geometry is reinforced through a restrained metal envelope accented by Bluebird's corporate colours. A prominently glazed entrance volume marks the main entry and establishes a clear point of arrival along Leman Boulevard.

A Sustainable Approach

The team integrated environmental performance from the earliest design stages. The building incorporates strategies to improve energy efficiency, reduce water consumption through low-flow plumbing fixtures, and minimize irrigation needs through thoughtfully planned landscaping. Access to natural daylight, exterior views, and low-emitting materials also contribute to the quality of the interior environment.

The project further addresses heat island reduction by selecting roofing and exterior materials with appropriate solar reflectance properties. Together, these strategies helped achieve LEED Silver certification.
