An industrial park redefining the standard

Located in Montreal East, the 40NetZero campus is the largest sustainable industrial campus in North America, with a total surface area of over 7,000,000 sq. ft. At once an industrial park, a dynamic workplace and a hub of innovation, the 40NetZero campus combines functionality, user-friendliness and accessibility in a harmonious blend of built and green spaces. It has been designed in line with best practices in terms of sustainable development, mobility and efficiency, to meet companies' current needs as well as anticipate and satisfy their future demands.

Sustainability for greater ROI

Responsible for the project's master plan and implementation, GKC has been working closely with builder Loracon to transform previously contaminated land into a carbon-neutral industrial and business park by 2030. The challenge is to integrate ESG+R (environmental, social, governance and resilience) factors into every aspect of building design and construction, in order to meet the needs of businesses and investors committed to reducing their environmental impact and strengthen their resilience in the face of climate change. To achieve this, GKC draws on the expertise of its LEED and carbon neutrality specialists to propose solutions that meet the recommended approach.

A holistic vision that reconciles efficiency, quality of life and respect for the environment

GKC has developed innovative solutions that position the 40NetZero campus as a pioneer in smart buildings and sustainable development, such as:

 

  • Energy efficiency

    To enhance energy efficiency and reduce urban heat islands, the campus features solar shelters for vehicles and white roofs on its buildings. Parking lots and traffic lanes, including the bike path, are built from recycled crushed concrete, which contributes to lowering CO2 emissions. Lighting is solar-powered, further reducing the site's energy footprint.

  • Central pavilion

    The central pavilion, spanning a total surface area of 15,000 sq. ft. is built to encourage physical and mental well-being. Designed as a gathering space for employees across the campus, it offers an environment in which to work, relax, socialize, learn and train.
  • Materials and Technologies

    All buildings on the site incorporate advanced materials and technologies that blend sustainability with efficiency, as well as renewable energy sources, to deliver outstanding operational and energy performance.

  • Natural environment

    The design of the campus also aims to preserve biodiversity by incorporating diverse vegetation to support pollinators, anti-glare glass to avoid bird collisions, and green infrastructure, including vegetated swales, to manage stormwater.
