Contemporary multi-use building with exposed timber structure

Developed in Laval by Cosoltec, the mixed-use Code440 project combines office and industrial spaces while also serving as the company’s headquarters. The 57,500 sq. ft. building stands out with its contemporary architecture and exposed timber structure.

The offices span 35,000 sq. ft. across four floors and feature 13-foot ceilings, creating a heightened sense of space and offering a warm, inspiring work environment.

The adjacent industrial spaces, totaling 22,500 sq. ft., are equipped with loading docks and ground-level doors to meet the logistical needs of future tenant businesses.

A sustainable design

The exposed wood structure not only gives the building a striking aesthetic but also provides excellent thermal and acoustic performance, as well as reducing CO2 emissions. The use of renewable materials creates a warm and distinctive environment, making it particularly attractive to high-profile tenants.

A distinctive project

The building’s architecture, with its angular, textured façade, breaks away from conventional forms while clearly defining the main entrance. The expansive glass curtain walls allow abundant natural light to flood the interior, highlighting the exposed timber structure.
