A new office building in an up-and-coming neighbourhood

As part of a strategy to expand its commercial offering in Montreal, Mondev, a leading real estate firm in the metropolitan area, wanted to build a new office building on Castelnau Street in the Mile-Ex district. What used to be a mainly industrial area is now considered “Montreal's trendiest neighbourhood” and is home to high-tech companies, advertising agencies as well as a number of hip cafés and restaurants.

Blending tradition and modernity

To seamlessly integrate the project into the surrounding urban fabric while giving it a modern, distinctive personality, designers drew inspiration from the neighbourhood’s history and industrial heritage. The result is an architectural blend where contemporary elements find their space amid traditional influences, creating a striking balance between past and present. Inside, the spaces offer a bright, comfortable, flexible and environmentally-friendly working environment.

A bright, striking design

Drawing on the principle of coherence between urban planning and architecture, the project presents a contrast between the red brick of the upper levels and the floor-to-ceiling glass on the first floor. Generous openings on all four sides of the building maximize natural light, while the entrance is marked by windows across all 6 floors, helping to break up the building's volume and give it a more human scale. Irregularly spaced coloured slats bring rhythm and movement to the façade, creating a dynamic visual effect for passersby, while a smooth backdrop of subtle brick projections adds depth to the design. To enhance the building’s overall form, the sixth and top floor—home to a spacious meeting room—is clad in aluminum panels that lend a contemporary signature to the design. Together, these details create a refined aesthetic and a distinctly modern sense of lightness.

Prioritizing sustainability and energy efficiency

The Milwork has also paid great attention to sustainability, as evidenced by its LEED Silver certification, which guarantees compliance with the Canada Green Building Council’s high environmental standards. During construction, special care was taken to keep the site clean and to treat construction waste in a way that minimizes its impact on the environment. In addition, various measures were implemented to optimize the project's energy efficiency and sustainability, including:

  • Energy-efficient heating and cooling system, including free central air conditioning for mid-season tenants;
  • Central humidification and fresh air monitoring;
  • Parking for 90 bicycles, charging stations for electric vehicles and proximity to public transport.
